Loft Conversions In Milton Keynes
Most Milton Keynes homes can't take every type of loft conversion. Roof shape and existing head height rule some options out before cost ever becomes the question. Trackrecord Construction designs and builds all three types in-house and can tell you early on which one suits your roof.
Velux, Dormer Or Hip-To-Gable: What Your Roof Allows
Velux conversions in Milton Keynes change nothing about the roof's shape, adding windows into the existing slope, making it the fastest route with planning permission rarely needed. It only works if the loft already has enough head height, usually around 2.2 to 2.4 metres at the ridge, to stand up in once the floor is boarded.
Dormer conversions in Milton Keynes extend part of the roof vertically to create extra headroom and floor space and need at least half the new floor area to have 2 metres of clearance. This is the most common choice because it works on roofs where a Velux alone wouldn't give you a usable room.
A hip to gable loft conversion in Milton Keynes only applies if your house has a hip roof (a sloped end wall rather than a vertical one), common on semi-detached and detached houses. It squares off that slope into a full gable wall, which is more roof rebuild than a dormer and usually gets combined with one to maximise the space gained.
One Team, From Roof To Staircase
A loft conversion touches more of the house than people expect. The new staircase has to land somewhere on the floor below, which often means adjusting a landing or bedroom layout rather than building upward alone. We handle the whole job ourselves: structural design, the roof work itself, electrics for the new lighting and sockets, plastering and decorating.
The same team that opens up the roof fits the staircase and finishes the room. Nothing waits on a separate trade to become free. We also only take on a limited number of loft conversions each month, since proper roof work needs a crew's full attention rather than being split across several sites at once.
Will You Need Planning Permission?
Most loft conversions in Milton Keynes fall under permitted development. A planning application usually isn't needed, though a few streets, particularly the older conservation areas, have that right removed. We check your specific address against Milton Keynes City Council's rules before any design work starts, telling you where you stand before you commit to anything.
From Survey To Finished Room: Typical Timelines
A Velux conversion is the quickest, typically 3 to 5 weeks since there's no roof structure to rebuild. A dormer usually runs 6 to 8 weeks. A hip-to-gable, especially combined with a dormer, is the longest at 8 to 12 weeks because of the extra roof rebuild and structural work involved.
What A Loft Conversion Costs
Conversion type is the biggest cost driver: a Velux costs less than a dormer and a dormer costs less than a hip-to-gable, roughly in that order. Adding an en suite, moving the staircase or reconfiguring the floor below all add cost on top of the base conversion. Our own jobs typically range from a few thousand pounds for a straightforward Velux up to £250,000 for a large hip-to-gable with full ensuite and we'll only quote once we've seen the roof. If an ensuite is part of the plan, our bathroom fitting page covers what changes when a bathroom sits under a sloped ceiling. If a loft turns out unsuitable, a house extension is often the next option worth considering.
